Inexact, Section 540 of the Thai Civil and Commercial Code expressly provide for the renewal of long term lease agreement: &quot;The aforesaid period [in fine 30 years ] may be renewed but must not exceed thirty years from the time of renewal&quot;. However recent practice of the land department is not to allow the registration of a 30 years lease agreement that include a clause of renewal when the Lessee is a foreigner.        I would like to ask for your suggestion dealing with the lease term in Thailand. Do you think that the lease term in Thailand should be adjusted upwards? Since when we compare the lease terms of Thailand with its neighbor countries, it is obvious that most of them have higher lease term. Hence, they are more attractive to the investors.
However, this seems to be a debatable issue since some Thai people argue that we should not let the foreigners own property in Thailand that much. In other words, they contend that we should reserve it for Thai people. Could you please share your opinion with me? Thank you in advance.
