Many foreigners living or travelling to Thailand will end up marrying a Thai woman which bring the question of the pre-nuptial agreement.The first thing you need to know when marrying in Thailand is that a prenuptial agreement will be valid only if it is registered at the time of marriage registration, and it is made in writing, signed by both parties and at least two witnesses.

There are a lot of lists most of us dreamt to be on (fortune list, most influent people, most eligible bachelor and so on….) but there is one you definitively don’t want to be on, Thailand immigration blacklist.
Note: I would be unfair to Thailand if I did not state that Thailand is not the only country with an immigration blacklist. All countries have one.

Once again the foreign community is busing with rumors of a next hike of work permit fees that would soon increase up to 7,000 THB. Of course as a foreign investor I regret any increase of fees or anything which will make the situation more difficult for foreign investors in Thailand. Read more…

In this post we will show how the government fees and taxes payable at the Land Department are calculated in the case of the resale of a condominium. Note that in the two examples below we envisaged a transaction before end of March 2010 and after March 2010 because government fees are discounted until the end of March 2010.

The disclosure requirement was one of the measures taken by the Thai Government to avoid the use of Thai nominees by foreign investors. Since August 14th 2006, the Department of Business Development is compelled to require at time of incorporation of a company that the company Thai shareholders justify the source of their investment if certain circumstances are met.

Many foreigners enter Thailand for short businesses trip of one or two days whether for the purpose of negotiating an agreement, to attend or to speak at a conference, to provide technical support, or to source a local supplier, without being aware that the purpose of their visit requires a work permit in accordance with Thai laws.
Indeed Thai Labor law work definition is very broad and consists of exercising any activity whereby one exerts energy or uses knowledge, whether or not in consideration for wages or other benefits relating to business deemed as work under the law. It furthermore covers any work-related activity, either permanently or temporarily.

While I already dealt with this issue two days ago, I just read this morning a comparative study from the Global Property Guide. The Global Property Guide surveyed and compared the prices of 120 SQM good condition second hand high end apartments in 112 cities over the world. Among the cities surveyed was Bangkok which ranked fairly well in the study.
